Dues

Annual dues

$50 per lot, due January 1. Pay online through Cheddar Up, or mail a check to the P.O. box. Online payments include a processor fee of about $3.05.

What the money does

Each lot is assessed on January 1 and has 30 days to pay. A portion of the dues pays for the association's insurance on the common areas and for board liability, which the covenants require. The budget also covers the neighborhood streetlights, the P.O. box, tax preparation, and postage. The Financials page has the budget and the spending reports.

Questions

I just bought. Do I owe dues now?

On a resale, dues start January 1 of the year after closing.

Can I pay more than one year?

Yes. If the membership later votes to raise dues, the difference would be due.

I already mailed a check.

If it has arrived, the lot is current. Email the board if you want it confirmed.

What is the online fee?

Cheddar Up charges about $3.05, shown before you confirm. That fee goes to the processor. A mailed check has no processor fee.

What if dues are late?

After 30 days, interest accrues at 15% per year. The association may sue or foreclose the lien.

Do unpaid dues follow the house?

They follow the house only when the buyer assumes them in the deed. Title companies usually ask the board to confirm the balance at closing.
