Woodford Farms is a residential subdivision in Charlestown. Lot owners are members of the association. Membership comes with the deed. The directors are residents and serve without pay.
The covenants were recorded in 2006. The developer assigned enforcement to the association in May 2021.

A structure, fence, wall, addition, pool, or landscape plan needs written HOA approval before work starts.
Driveways are double width. Street parking longer than six hours is prohibited. Trailers, boats, and RVs must be kept out of view from the street.
Grass under 12 inches. Grade and seed or sod within 30 days of moving in. Landscaping finished within 12 months.
Dogs, cats, and ordinary household pets are allowed. Livestock is prohibited. Pets stay on the owner's lot.
Fences no taller than six feet, no chain-link, and none in an easement. One For Sale sign, no larger than 9 square feet.

Finances, July 2026
The budgets now in effect were written by the previous board. They run a deficit, mostly from the insurance the covenants require. This board will prepare the 2028 budget.

Dues were due January 1. After a 30-day grace period, unpaid assessments accrue 15% interest per year and may become a lien on the lot.
